LandownerIntel publishes this page and sells reports. This is not an independent ranking. We reviewed public vendor pages, not their paid products. See Sources for the links and review dates.
How does a LandownerIntel parcel report work?
- Enter the property address, or provide coordinates and the county and state if requested. Choose the report tier you need.
- LandownerIntel matches the location and builds a report from available records. Check the maps, sources, dates and any missing details.
- Choose a PDF if you want a saved copy. Whop handles checkout. After payment is verified, LandownerIntel prepares the PDF and emails it to you.
- Use the report to prepare questions for the developer, utility, local planning office, appraiser and attorney. They must confirm facts about the project.
What information is in a LandownerIntel report?
Site Basics includes a screening score, a summary of available records, nearby tracked development and mapped grid features. It also lists water and climate sources. A mapped line or substation raises a question; it does not prove a project can connect.
Place Context adds nearby-area questions and climate trends from an operating data center chosen by population density. This comparison site is an analog: a real site used for context, not a prediction.
Complete adds a decision checklist and questions about infrastructure duties when an issue is flagged. All three PDFs use the same location evidence. Higher tiers add explanation, not stronger proof.
Available sources vary by location. Reports should mark missing information, not turn it into a reassuring answer. The sample report shows the format; it is not an analysis of your property.
What does independent landowner analysis mean here?
LandownerIntel charges for reports, takes no deal commissions and does not represent developers. This differs from being your broker. It does not make a screening score an appraisal or prove every source record is correct.
The site does not share submitted property information with developers or brokers as leads. Reports still use data, hosting, storage, payment and email providers. Read the privacy policy for details on processing, storage and ads. Independent does not mean no third-party processing.
What does LandownerIntel not determine?
- A fair sale price, appraised value, lease rate or bargaining power.
- Available power capacity, connection approval, upgrade costs or a project's connection date.
- Water rights, permitted withdrawals, a facility's actual water use or its cooling design.
- Parcel boundaries, ownership, easement rights (the right to use someone else's land), zoning approval or the legal effect of a contract.
- Solar output, usable solar acreage, solar connection studies or the future effects of an unbuilt data center.
Frequently asked questions
- Is LandownerIntel a broker or a developer lead service?

- Can LandownerIntel tell me what my land is worth to a data center?
- No. It does not calculate a fair offer or appraised value. Its location information can help you prepare questions for an independent appraiser and local attorney.
- Does LandownerIntel analyze solar leases?
- The current report focuses on data center locations. The report is not a solar feasibility study, production estimate or lease valuation. Public solar guidance covers due-diligence questions.
